Stock condition surveys

Structured condition and asset-data capture for housing providers, councils and principal contractors — designed around your reporting requirements.

One coordinated visit instead of several separate appointments

Where the client brief, assessor competence and survey requirements allow, D8 can combine compatible assessment activities into one coordinated visit. This reduces access attempts and resident disruption. Combination is agreed case by case and is not offered where scope or competence does not permit it.

Scope

What a survey can cover

Survey scope is agreed in writing before mobilisation. The items below are typical inclusions.

Component condition and approximate age

Recording key building and service components, their observed condition and approximate age based on evidence available on site.

Remaining-life data

Indicative remaining-life estimates where this is within the agreed survey scope and supported by the recorded evidence.

Damp and mould observations

Recording observed damp, mould and condensation risk indicators, with photographs and location notes for follow-up by the client.

HHSRS-related observations

Recording hazard-related observations that may be relevant to the Housing Health and Safety Rating System. Not every visit is a statutory HHSRS inspection — the scope is agreed with the client in advance.

Decent Homes support

Capturing data in a structure that supports the client's Decent Homes reporting and planned-works decisions.

Photographs and evidence

Consistent photographic evidence captured against defined survey points for audit and validation.

Asset-data capture

Structured attribute capture aligned to the client's asset-management data requirements and templates.

Client reporting

Agreed reporting outputs and data exports at the frequency set out in the programme brief.

Resident coordination

Appointment booking, reminders, no-access recording and repeat contact attempts in line with the agreed procedure.

Combined visits

Combined EPC and stock-condition visits

Where an assessor holds the relevant competence for both activities and the client brief allows, an EPC assessment and a stock condition survey can be completed in a single coordinated appointment. We confirm in advance which activities will be delivered, by whom, and what evidence will be captured.

  • Fewer appointments and access attempts per property
  • Consistent evidence captured in one session
  • Single booking and communication thread for the resident
  • Clear separation of the two outputs in reporting
