Why an accurate EPC can matter

Your EPC can matter for more than energy bills

An EPC may influence decisions around selling, letting, buying, remortgaging and improving a property. Some mortgage lenders offer particular products, incentives or affordability treatment for more energy-efficient homes, while landlords must also comply with minimum energy-efficiency requirements when letting qualifying properties. That means an EPC containing inaccurate property information could potentially have consequences beyond the certificate itself.

Mortgages & remortgaging

Some lenders offer green mortgage products, incentives or lending benefits linked to qualifying EPC ratings, and a rating can form part of how energy costs are considered.

Concerned about your EPC rating?

Renting your property

Energy-efficiency rules can restrict the letting of qualifying properties with very low EPC ratings unless a valid exemption applies.

Landlord EPC support

Selling your property

Buyers increasingly consider running costs and energy performance alongside a property's price and condition.

Property value & marketability

Energy efficiency can be one factor affecting how buyers and investors perceive a property.

Request an EPC second opinion

If your EPC is genuinely inaccurate, the consequences could be bigger than a letter on a certificate.

A better EPC can create opportunities. An inaccurate EPC can create unnecessary problems. In England and Wales the current minimum for letting most qualifying private rented homes is band E, not C — we will always explain what applies to your property rather than quote future proposals as if they are already law.
