Wrong EPC rating
Your rating appears lower or different from what you expected.
Unexpectedly low EPC score
Significant improvements may have been made to the property but the score does not appear to reflect them.

Missing insulation

Sometimes an EPC result is completely correct. Sometimes something deserves another look. D8 helps you understand the difference — independently, and without criticising other assessors.
Different results can legitimately occur because of:
- The evidence available to the assessor on the day of the visit
- Physical changes to the property since the last assessment
- The approved assessment methodology and how it treats each element
- RdSAP methodology updates between one certificate and the next
- Default assumptions that must be applied where evidence is unavailable
- Changes to heating, controls or insulation since the previous certificate
- Data recorded on the previous assessment

Your EPC can matter for more than energy bills
An EPC may influence decisions around selling, letting, buying, remortgaging and improving a property. Some mortgage lenders offer particular products, incentives or affordability treatment for more energy-efficient homes, while landlords must also comply with minimum energy-efficiency requirements when letting qualifying properties. That means an EPC containing inaccurate property information could potentially have consequences beyond the certificate itself.

A better EPC can create opportunities. An inaccurate EPC can create unnecessary problems. In England and Wales the current minimum for letting most qualifying private rented homes is band E, not C — we will always explain what applies to your property rather than quote future proposals as if they are already law.
