The basics

What is an EPC?

An Energy Performance Certificate (EPC) records the assessed energy efficiency of a property using the approved government methodology. It provides an efficiency rating band and a set of recommendations for improving the property. The rating is produced from the evidence recorded during the assessment — it is not an opinion or a negotiated figure.

Before, during and after the visit

Before

We confirm the scope and a written quotation, agree an appointment, and let you know what access is needed — including lofts, meters, boilers and any outbuildings within scope.

During

The assessor inspects and records the construction, insulation, heating, controls, glazing, ventilation and lighting, taking measurements and photographs as evidence.

After

The assessment is quality checked and the certificate is lodged to the national register. We confirm lodgement and provide the certificate reference.

Factors affecting timescale and quotation

  • Property size, type and number of extensions or conversions
  • Location and assessor availability in that area
  • Access arrangements and resident availability
  • Volume of properties in a portfolio instruction
  • Whether other compatible surveys are combined into the same visit
  • Availability of evidence on site, which can affect assessment time

Renewals and checking an existing EPC

If you are not sure whether a valid certificate already exists, send us the address and postcode. We will check the public register position with you and advise whether a new assessment is needed. Where works have been completed since the last certificate, a new assessment will reflect the evidence available at the time of the visit.

MEES support

The Minimum Energy Efficiency Standards affect the letting of certain properties in England and Wales. D8 can provide a current assessment and set out the recorded improvement recommendations so you can plan works and take your own advice. We do not provide legal advice, and we do not guarantee that any particular work will move a property into a specific band.

Frequently asked questions

How long is an EPC valid?
An EPC is normally valid for 10 years from the date it is lodged, unless a newer certificate is produced for the same property.
How long does an assessment visit take?
This depends on the size, layout and complexity of the property, and on how much evidence is available on site. We confirm an expected duration when we arrange the appointment.
Can you tell me what rating I will get?
No. The rating is produced by the approved government methodology using the evidence recorded during the assessment. We cannot guarantee or promise a rating in advance.
Do I need a new EPC if I already have one?
Not usually, if the existing certificate is still valid. We can help you check the existing certificate and advise whether a new assessment is appropriate.
How much will it cost?
Fees depend on property type, size, location and the volume of work involved. We provide a written quotation before any visit is arranged.
