Does an EPC rating affect property value?
Published analysis suggests energy efficiency can correlate with price, but the picture is more nuanced than a single percentage. Here is a balanced view.
What the published analysis suggests
Lender analysis has found a modest price premium for the most efficient homes. Nationwide's 2026 work indicated that A/B-rated owner-occupied homes attracted roughly a 1.6% premium over comparable D-rated homes, with a larger effect observed in its buy-to-let analysis.
What that does not mean
It does not mean improving an EPC automatically adds that percentage to a specific property. Location, condition, layout, local demand and the wider market dominate value. Energy efficiency is one factor among many, and averages across a national dataset do not transfer neatly onto an individual house.
Where it does matter commercially
- Buyers increasingly ask about running costs, so a poor rating can invite questions during a sale.
- Investors and landlords look at ratings because letting rules and improvement costs are attached to them.
- Some mortgage products and incentives are tied to qualifying bands.
Taken together, that is why an unexpectedly low or clearly incorrect rating can have commercial significance beyond the certificate itself.
