Can your EPC rating affect your mortgage?
Some lenders consider EPC ratings in product eligibility, incentives or affordability. Here is what that can mean in practice, and why an inaccurate certificate matters.
The short answer
An EPC rating is not the main thing a lender looks at, and a particular band does not automatically make a mortgage cheaper. But some lenders do use EPC information in specific ways: to decide whether a property qualifies for a green mortgage product or cashback offer, and as part of how expected running costs are considered when assessing affordability.
Where EPC ratings can come into a lending decision
- Product eligibility. Some green mortgage ranges are only available where the property has a qualifying rating, typically band A or B.
- Incentives. Some lenders have offered cashback or rate benefits on qualifying energy-efficient properties.
- Affordability. Expected energy costs can form part of the wider affordability picture, so a very poorly rated property may be treated differently from a highly rated one.
Criteria change regularly and differ between lenders, so always check current terms with the lender or a qualified mortgage adviser. We are property and energy assessors, not mortgage advisers.
Why accuracy is the part that concerns us
If a certificate records your property inaccurately — insulation shown as absent when it exists, the wrong heating system, the wrong floor area, the wrong construction — then any decision influenced by that band is being made on the wrong information. That is a fixable problem, and it is exactly what an EPC review looks at.
