Can a better EPC rating help with a green mortgage?
Green mortgage products are usually tied to qualifying EPC bands. What the typical criteria look like, and what to do if you think your band is wrong.
What a green mortgage usually is
A green mortgage is a product where the lender links eligibility, a rate benefit or a cashback offer to the energy performance of the property. In practice the qualifying test is often an EPC band — commonly A or B — and sometimes evidence of specific improvements or a new-build standard.
So does improving your EPC help?
It can, but only if the improvement genuinely moves the property into the band the lender requires, and only while that product is available on those terms. Moving from D to C will not usually unlock an A/B product. Nobody — including us — can promise a band in advance of an assessment, because the rating is calculated from recorded evidence.
The more common situation we see
Often the property has already had the works, but the certificate does not reflect them. Loft or cavity insulation installed years ago with no paperwork left in the house, a newer boiler, replacement glazing, solar panels not recorded — where an assessor could not see or evidence an element, cautious default assumptions apply, and the band can end up lower than the property deserves.
How to approach it
- Check what your current certificate actually records against what you know about the property.
- Gather any evidence of works: invoices, installation certificates, grant paperwork, dated photographs.
- Speak to us before commissioning anything, so the right route is chosen first time.
- Confirm current product criteria with the lender or a qualified mortgage adviser.
If a review shows the property can legitimately be evidenced differently, a new assessment may produce a different rating. If it cannot, we will tell you, and we can advise on the improvements that would realistically change the outcome.
